Welcome to your new home! This handbook is designed to answer common questions and guide you through responsibilities as a tenant. Please keep it handy throughout your lease.

Please note: Texts or calls outside of office hours should be reserved for emergencies only. Routine questions (rent, maintenance scheduling, general inquiries) should be submitted via Tenant Portal or email.

2. Rent & Payments
- Rent is due on the 1st of each month.
- All tenants must set up recurring ACH or debit/credit payments prior to move-in.(unless prior approval is granted)
- Non-recurring payments are subject to a $25 inactive payment fee (unless prior approval is granted).
- Late Fees:
- $75 if rent is not paid by the 5th.
- $10 per day until balance is paid in full.

3. Maintenance & Repairs
- Submit work orders through your Tenant Portal only.
- Do Not text or call in non-emergency repair requests.
- Include as many details as possible and photos if possible.
- Misuse/abuse (clogs, pest issues caused by unsanitary conditions, damages) will be billed to the tenant.

- Tenant Maintenance Responsibilities:
- Change filters every 3 months (or every month for mini-splits).
- Clean mini-split filters regularly.Dirt can collect inside and around lid
- Replace light bulbs.
- Patch/repair nail holes before move-out.
- Obtain written approval before painting.
- Mowing lawn/ maintaining a clutter free yard (For Home renters)

4. Emergencies
- Call 417-214-1404 immediately. If you cannot reach us, message us on Facebook messenger: White Dog Investments
- Emergencies Include:
- Fire → Call 911 first, then notify us.
- Gas leak → Exit immediately, call 911.
- Water leaks/flooding (Call American Water 1st-866-430-0820 first then us)
- No water.
- No heat (temps below 40°F).
- No A/C (temps above 85°F).
- Broken entry locks.
- Any situation causing or likely to cause harm or major damage.

5. Troubleshooting Guide
A/C & Heat
- A/C not cooling? Check breaker, then check/replace filter. If frozen, turn the unit OFF for 1 hour to defrost. Recommended setting: 76°F in summer.
- Heat not working? Check thermostat batteries and breaker. Replace filter if dirty. Recommended setting: 68–72°F.
Plumbing
- Shut off valve behind toilet/sink if leaking.
- Call Missouri American Water if main shut-off is needed: 866-430-0820.
- Try Liquid Plumber (not Drano) and plunger or Dawn dish soap method before submitting a work order.
- Backups caused by hair/debris/food are tenant expenses.
- Hot Water heater: electric-try resetting breaker. Gas-relight pilot light.
- Leaks
- Report immediately to avoid damages.
- Failure to report leaks may result in tenant charges.
Power Issues
- Check the neighborhood first (Liberty Utilities: 800-206-2300).
- Check if your bill is paid.
- Check the breaker box for tripped breakers.
Walls & Painting
- Return walls to original condition.
- Patch/repair all nail holes.
- Get written approval before painting.
