Preparing for the Fall and Winter Seasons
As the days grow shorter and the weather gets cooler, we’re here to help you prepare for a comfortable and safe fall and winter season. Please take a few moments to review the reminders and recommendations below. Taking a few steps now can help keep your home warm, safe, and ready for the colder months ahead.
1. Heating and Ventilation
- Check Thermostats & Heating Systems: Test your thermostat now to make sure your heating system is ready to go when needed. If you experience any issues, please contact maintenance as soon as possible.
- Airflow & Vent Cleaning: Keep vents clear of furniture and rugs for proper airflow. We recommend vacuuming dust from vents and changing any HVAC filters, if applicable.
- Keep Doors and Windows Closed: Properly seal doors and windows to prevent drafts and conserve energy. Let us know if you notice any gaps or insulation issues, and we’ll take care of them.
2. Preparing for Snow and Ice
- Walkways and Entryways: Tenants are responsible for clearing in front of your unit. Please use caution in doing so.
- De-Icer and Doormats: Consider placing a doormat inside your entryway to catch water and debris and keep your floors dry. We encourage tenants to have a small bag of de-icer for personal walkways.
3. Plumbing Precautions
- Prevent Frozen Pipes: To protect plumbing during freezing temperatures, keep your heat on even if you’ll be away for a few days. When temperatures drop significantly, open cabinet doors under sinks to allow warm air to circulate around the pipes. - Report Leaks Promptly: Noticing a leak early can prevent bigger issues later. Report any signs of leaks or drips so we can address them before they become a problem.
- Outside: Undo water hose from to prevent pipes from busing & close all outside vents.
4. Seasonal Decor and Fire Safety
- Holiday Lights & Decorations: Feel free to decorate, but please use flame-retardant items and energy-efficient lights. Always turn off any decorative lighting when unattended.
- Fire Safety Equipment: Ensure your smoke and carbon monoxide detectors are functional. If you need assistance testing them, or if you notice any issues, let us know.
- Candles and Fireplaces: If you plan to use candles, make sure they’re attended at all times, and keep them away from flammable items. If your unit has a fireplace, please review safety guidelines and schedule chimney cleanings if necessary.
5. Energy Efficiency Tips
- Use Heavy Curtains: Consider installing heavier curtains on windows to retain warmth. They can also help reduce heating costs.
- Lower the Thermostat at Night: Lowering the thermostat a few degrees at night or when away from home can help reduce energy usage while staying comfortable.
When is the tenant responsible for repairs? Examples but not limited to:
- Clogged Toilet: Always use Liquid-Plumr (never Drano). (Dawn dish soap & Hot water trick unclogs toilet).
- Clogged Sink/bathtubs
- Broken Cabinet
- Anything broken from abuse.
- To many items on power strip. see breaker reset video (We bill for resetting a Tripped Breaker.)
- Heat/AC Unit issues related to filters not being changed. (We bill for resetting a Tripped Breaker.)
- Changing Locks
- Damaged Walls, doors, fans, windows caused by tenant or visitors.
- Pest Control (spraying for unsanitary living conditions. causing other tenants' issues, you will be subject to paying for other units). see video on how to prevent bugs.
Filing out a work order for the above items will be billed back to the tenant at $65 per hour (for in-house Maintenance) If we have to call a professional, you will be charged their invoice total bill. Filling out the work order is consenting to be billed for these items. Tenant will not be billed for anything caused from issues with the property.

Electric hot water heater not working Diagnostics
HEAT NOT WORKING
-First check your filter. If it’s dirty the HVAC system is going to overheat (and will need to cool down-turn off system for an hour and retry your heater)
Next check batteries on thermostat and Breaker box
-Thermostat should be set 68-72 degrees. Heating above that is not efficient and only runs up utility bill.

-Wash outside unit with water hose

-Shut off valves to stop the leak

BUG OR RODENT PROBLEM (we do not provide pest control)
-Clean up ANY food and keep all food sealed
-Do not let dirty dishes set in sink.
-wipe down surfaces and clean up after animals often (weekly or more often)
-Do not leave out pet food (rodents love pet food)
